Design-Build
Construction Resource Management, LLC defines the design-build process as a method of project delivery in which a single entity provides the client with design and construction services. The design-build process allows maximum owner participation with the ability to control project costs and reduce delivery time. Your project’s success will be accomplished by selecting the appropriate project team members including Owner, Architect, Engineering and Sub-trade contractors. Our comprehensive project delivery system can integrate any or all planning, financing, acquisitions, design, engineering, and construction activities under one contract for total project responsibility.
Construction Management
Construction Resource Management, LLC’s construction management services include pre-design and pre-construction planning as well as subcontractor management for the duration of the project. As the owner’s representative, we address critical details during early planning stages to ensure that the finished product meets our client’s needs. We provide preliminary estimates indicating a range of the cost of construction at pre-determined stages of design, including a breakout of anticipated owner soft costs. Depending on the client and specific project needs, our services can include a Project Manager, Project Engineer, and a Job Site Superintendent. This integrated approach, where all team members buy into the success of the project, provides for an efficient project delivery system by reducing time, risks, and redundancies in fees, administrative costs, and contingencies. In addition, project objectives are developed simultaneously with the design and financial comparisons necessary to support facility decisions.
Value Engineering & Plan Review
We recognize that projects evolve and require constant evaluation and review as they progress. As a project evolves, we make sure the use of the space will be as efficient as possible. Looking at project specifications and usage, we evaluate light fixtures, heating and cooling units, and other energy systems, identifying and presenting to the Owner different options that will result in the most efficiency and best cost value. Our value engineering services are part of the process from foundation through tenant improvements, so all along the way, we look for innovative solutions to prevent cost overruns. At project completion, we conduct a closeout and independent audits to help you fully understand all project costs. A closeout analysis breaks down elements into cost per square foot and other comparative analyses for your review.
Project Management
Our approach to project management is one of project control. It’s our job to set the schedule and keep all tasks necessary for a project’s completion on schedule and in budget. On a large scale, this means construction supervision and providing oversight. On the smaller scale, it includes coordinating and tracking all the individual tasks and moving parts to realize a project. In doing this, we keep an eye on what lies ahead in the schedule to prevent cost overruns before they happen. Because we are the General Contractor and owner’s representative in the process, everything we do is with your interest (and bottom line) in mind; maintaining the project schedule is key to this.
Contract Document Management
Whether serving as the owner’s representative or General Contractor, we oversee the issuing of contracts between you and the selected trade contractors and other relevant parties. By segmenting parts of the project, we work with the architect to develop separate bid packages to ensure you get the most cost-effective contracts for each project element. Our Pro Core management software allows us to maintain and monitor all project documents in a single repository, assigning them out to relevant parties. This ensures that documents are issued, maintained, and adhered to throughout the project timeline.
Estimation and Cost Control
We can provide a variety of estimate types to assist owners in the best use with their property. Our estimates include everything from costs of construction to cash flow, allowing owners to make a realistic, informed evaluation of the feasibility of the development on the front end. Additionally, as trade contractors provide estimates for various scopes of work, CRM conducts our own independent estimate of those costs to negotiate with and check trade contractors’ estimates and bids. As the owner’s representative or General Contractor, we make sure project costs are kept in line. We conduct our estimates using Sage estimating software, the #1 estimating software in the construction industry.
CPM Scheduling
The Critical Path Method (“CPM”) is our method of project management, coordinated by our P-6, Microsoft Projects, and other CPM scheduling software. With these innovative systems, we identify every item affecting a project from start to finish. Each item is assigned, and milestones are marked, with contingent tasks triggering the next. Our CPM method allows items to be assigned not only to responsible parties, but by duration and contingencies. By identifying the most critical path modes—the tasks crucial to a project’s success—we can effectively allocate resources, reduce lag times, and ensure that the overall project flows as smoothly as possible. Making sure that the most important tasks receive appropriate attention makes the all-important schedule and budget stay on track.
